ate, lying and being in Mattituck, in the Town of
Southold, County of Suffolk and State of New York,
bounded and described as follows :
BEGINNING at a point on the northerly side of land
herein described, which point of beginning is South
88 degrees 29 minutes 30 seconds West 262,47 feet
from a concrete monument set where the southerly side
of land now or formerly of Johnson intersects the west-
erly line of a certain 25-foot Right of Way known as
Reeve Avenue and running thence the following courses

Bay and the ordinary high water mark of James Creek and
the ordinary high water mark of a Dredged Canal, as they
wind and turn, the following nine courses and distances :

bearing South 75 degrees 15 minutes West a
distance of 156.50 feet to a point;
(2) along arc of a curve subtended by a chord

17. THENCE partly along said land of said Kreh and partly
along land now or formerly of Weintraub North 88 degrees
29 minutes 30 seconds East 93.83 feet to the point or
place of beginning.
IT BEING INTENDED that the premises be the same as the
premises conveyed to the party of the first part by
deed of Gertrude J. Furman, dated October 283 1949 and
recorded in the Office of the Clerk of Suffolk County
on October 283 1949 in Liber 3011 of Deeds at page 100,
and by deed of James L. Gray, dated March 15, 1961 and
recorded in the Office of the Clerk of Suffolk County on ,.
April 75 1961 in Liber 4970 of Deeds at page 69.
TOGETHER with a Right of Way 30 feet in width, the west-
erly end of which Right of Way is set forth in course "9”
above, the northerly side of which Right of Way is the
boundary set forth in course "8" above, and the southerly
side of which Right of Way is the boundary set forth in
course " 10" above. The southerly side of said Right of
Way runs from said westerly end of same the following
three courses :

TOGETHER with a Right of Way 25 feet in width extending
from the southerly side of the Right of Way 30 feet in
width described in the immediately preceding clause of
this Rider to this Deed. Said Right of Way 25 feet in
width is known as Reeve Avenue and runs to New Suffolk
Avenue, the westerly boundary line of which runs North
4 degrees 49 minutes West. It was established by agree-
ment between George B. Reeve and Florence B. Reeve and
Phebe M. Hollister, dated November 23, 1906 and recorded
in the Office of the Clerk of Suffolk County on September
5, 1907 in Liber 629 of Deeds at page 168.
TOGETHER with a Right of Way 30 feet in width along the
southerly side of land now or formerly of Weintraub and
land now orformerly of Johnson, the northerly line of
which Right of Way runs from the northeasterly corner
of the premises herein described North 88 degrees 29 min-
utes 30 seconds East 262.47 feet to a monument on the west-
erly side of the aforesaid 25-foot Right of Way known as
Reeve Avenue.
IT BEING INTENDED that the foregoing Rights of Way be
the same as the Rights of Way conveyed to the party of
the first part by deed of Gertrude J. Furman, dated
October 28, 1949 and recorded in the Office of the Clerk
of Suffolk County on October 28, 1949 in Liber 3011 of
Deeds at page 100, and by deed of James L. Gray, dated
March 15, 1961 and recorded in the Office of the Clerk
of Suffolk County on April 7, 1961 in Liber 4970 of
Deeds at page 69.
TOGETHER with all the right, title and interest of the
party of the first part in and to any strips, gores or
additional parcels of land adjacent to, abutting or
adjoining the premises on all sides thereof.
TOGETHER with all the right., title and interest of the
party of the first part in and to any land now or for-
merly under water or heretofore or hereafter accreted.
TOGETHER with all the right, title and interest and
obligations of the party of the first part in and
to a certain easement dated June 23, 1965, given
and granted by the People of the State of New York
to the party of the first part, and recorded on July
16, 1965 in the Department of State in Volume 15 of
Miscellaneous Deeds and Title Papers at page 321.
