by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,
lying and beinglact6c near Nassau Point, in the Town of Southold, County
of Suffolk and State of New York, known and designated as part
of Lots 1 and 2, on a certain map entitled, "Map of Nassau Farms,
situate at Peconic", and filed in the Suffolk County Clerk's Office
on March 28th, 1935 as Map No. 1179, more particularly bounded and
described as follows:
BEGINNING at a point on the northerly side of Bay Avenue which
point is the division line between Lots 3 and 2 on said map which
point is also distant 100 feet easterly from the corner formed by
the intersection of the northerly side of Bay Avenue with the easterly
side of Pine Tree Road; running thence north 4 degrees 07 minutes 00
seconds west along the easterly side of Lot 3 on said map 165 feet,-

eet;running thence north 87 degrees 01 minutes 20 seconds east 116.76
feet to land now or formerly of LeCren; running thence along said
last mentioned land two courses as follows: (1) south 26 degrees 26
minutes 00 seconds west 17.20 feet; (2) south 4 degrees 07 minutes
00 seconds east 150 feet to the northerly line of Bay Avenue; running
thence along the said northerly line of Bay Avenue south 87 degrees
01 minutes 20 seconds west 108.0 feet to the point or place of
beginning.
Subject to right-of-way 15 feet wide for all purposes as approved by
the Town of Southold, running along the westerly line of premises to
remaining property of the seller, and together with a right-of-way
four (4) feet wide to Little Creek running along the easterly line of
the remaining property of the sellers, said right-of-way to be personal
to the purchasers herein and to be used as a foot path only.
