WITNESSETH, that the party of the first part, in consideration of

by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being %mkor at Cutchogue, Town of Southold, Suffolk County, New York,
known and designated as Lots 61 and 62 on a certain map entitled, "Flap
of Section Two, property of M. S. Hand, situate at Cutchogue, Suffolk
County, New York ', made by Otto W. Van Tuyl from surveys completed
March 23, 1939 (and filed in Suffolk County Clerk 's Office on May 12,1939
as Map No. 1280, more particularly bounded and described as follows :
BEGINNING at a point on the north-easterly side of Track Avenue distant
on a course of South 44 degrees 42 minutes 40 seconds East 870.28 feet
from the corner formed by the intersection of the north-easterly side
of Track Avenue and the south-easterly side of Stillwater Avenue said
point. of beginning being also at the south-easterly corner of Lot No. 63
on the aforesaid map ;
RUNNING THENCE North 45 degrees 17 minutes 20 seconds East along the
south-easterly side of said Lot No. 63, 183.99 feet to the south-
westerly corner of Lot No. 102.
RUNNING THENCE along the south-westerly side of lots 102 and 101 South
� •C•� 42 degrees 50 minutes 40 seconds East 100.06 feet to the north-westerly
} corner of Lot No. 6.0;
RUNNING THENCE South 45 degrees 17 minutes 20 seconds West 180.73 feet
along the north-westerly side of Lot No. 60 to the north-easterly side
of Track Avenue and;
RUNNING THENCE north-westerly along the north-easterly side of Track
Avenue North 44 degrees 42 minutes 40 seconds West 100 feet to the point
or place of BEGINNING.
TOGETHER with a right-of-way 30 feet in width running between
Stillwater Avenue and Eugene Creek and being located opposite Track
Avenue for access to and from Eugene Creek by foot only.
SUBJECT to covenants, restrictions, agreements and easements of
record, if any, and any state of facts that an accurate survey might
