monument, located 167.32 feet from the point of intersection of the

as measured from said point of intersection along the said easterly side
of Reeve Avenue on a course of North 15 degrees 22 minutes 40 seconds

northerly line of Mill Road, South 79 degrees 14 minutes 10 seconds
West, 211.48 feet to a point marked by a monument, and the easterly
line of lands now or formerly of D. & .G. Crohan; running thence along
said last mentioned lands, the two following courses and distances: (1)
