AUDIOUN residing at Marratooka Road, Mattituck, Suffolk County, New York 5- party of the first part,and FRANK J. MEYER an$ MARIE MEYER, his wife, both residing at 290 McKinley Drive, Mastic Beach, New York, party of the second part, WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable con- sideration paid by the party of the second part, does hereby, grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being W4* at Mattituck, Town of Southold, County of G Suffolk, New York, more particularly bounded and described as follows: h BEGINNING at a monument set at the intersection of the Westerly side of Marratooka Road with the lands now or formerly of C. W. Wickham Estate which monument is South 66 degrees 49 minutes West 35. 28 feet from a monument set at the intersection of the Northerly side of Bungalow Lane and the Easterly side of Maratooka Road; running thence X from said point or place of beginning South 68 degrees 28 minutes ~ 40 seconds West along the lands of C. H. Wickham 398.78 feet to a ^1 concrete monument; thence North 21 degrees 31 minutes 20 seconds West along other lands of C . H. Wickham, 100.63 feet to a point; g thence North 68 degrees 28 minutes 40 seconds East along other „ lands of Evelyn Audioun 385. 53 feet to a point in the west=erly side of Marratooka Road; thence South 29 degrees 01 minutes 20 seconds East along the Westerly side of Marratooka Road 101. 50 feet to a concrete monument at the point or place of BEGINNING. AND the party of the first part covenants that the party of the firstparthas not done or suffered any- thing whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
