New York, being the same person as the grantee in deed Liber
2730 cp 373, dated July 17, 1947, conveyed to the grantee by
Frances G. Philips,
party of the first part,and
JOSEPH HEHN, JR. and ELIZABETH HEHN, his wife, both residing
at 3 Sands Light Road, Sands Point, New York,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable con-
sideration paid by the party of the second part, docs hereby grant and release unto the party of the
second part,the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings andimprovements thereon erected,
situate,lying and being in the Town of Southold, County of-Suffolk and State of
New York, known and designated as Lot 261 on-a certain map entitled,
,Amended Map of Nassau Point, Section All, and filed in the Office of
the Clerk of the County of Suffolk on August 16, 1922, as Map No. 156
and more particularly bounded and described as follows:
BEGINNING at a point on the northwesterly side of Broadwaters Road
where same is intersected by the northeasterly side of Lot 262 on said
map, and from said point of beginning running thence, along the north-
easterly side of said Lot 262 North 46 degrees 48 minutes 50 seconds
west, 35326 feet to the ordinary high water mark of Haywaters Cove;
thence, along a tie line along said high water mark, North 11 degrees
52 minutes 30 seconds East 113.17 feet; thence, along the southwesterly
side of Lot 260 on said map South 45 degrees 36 minutes East 449.14 feet
to the northwesterly side of Broadwaters Road; thence, along the north-
westerly side of Broadwaters Road southerly, along an irregular curve,
94 feet,mdre or less to the point or place of BEGINNING.
Said premises being also known as the Nassau Point Property.
