CALLAHAN, his wife, both residing at Nassau Point (no number), Cutchogue, New York 11935 party of the first part,and Q ALVINAGOLDHUSH and VIOLA GOLDHUSH, his wife, both residing at 35 Maple Avenue, Bay Shore, L.I., New York 11706 F I party of the second part, pa WITNESSETH,that the party of the first part,in consideration of & Ten ($10.00)-----------------------------------------------dollars, lawfulmoneyof the United States,and other good and valuable consideration paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or successors and assigns of the party of the second part forever, ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate, lying and being mlbe at Nassau Point or Little Hog Neck, Town of Southold, County of Suffolk and State of New York, known and designated as Lots 231, 232 and part of Lot 233 on a certain map entitled, "Amender Map of Nassau Point owned by Nassau Point Club Properties, Inc. situate in the Town of Southold, Long Island, New York " surveyed June 28, 1922 by Otto Van Tuyl C.E. a Surveyor, Greenport, New York and filed in the Office of the Clerk of the County of Suffolk County New York August 16, 1922 under File No. 156 which said lots and parts of lot taken together are bounded and described. BEGINNING at a monument on the Westerly side of Wunneweta Road at the extreme Southerly end of the arc of an irregular curve connecting the southerly side of Little Peconic, Bay Road with the westerly side of Wunneweta Road. RUNNING THENCE South 1 degree 37 minutes 40 seconds East along the Westerly side of Wunneweta Road 149.62 feet to a monument and the division line between Lots 230 and 231 on above mentioned map. THENCE South 30 degrees 32 minutes 00 seconds West along said division line 257.30 feet to Wunneweta Pond. THENCE South 86 degrees 09 minutes 30 seconds West along Wunneweta Pond 104.60 feet to a point. THENCE North 3degrees 33 minutes 30 seconds East and passing through a monument and the Easterly side of Little Peconic Bay Road. THENCE Northerly, Northeasterly and Easterly along the Easterly side Southeasterly side and Southerly side of Little Peconic Bay Road on an irregular curve having the following four tie lines: (1) North 16 degrees 43 minutes 00 seconds East 123.51 feet to a point. (2) North 35 degrees 54 minutes 10 seconds East 94.54 feet to a monu- ment. (3) North 76 degrees 52 minutes 00 seconds East 123.50 feet to a monument. The premises hereinabove described are intended to be the same premises conveyed by Arthur H. Fagan to the grantors herein by deed dated the 29th day of June 1949 and recorded in the Suffolk County Clerk's office on July 8, 1949 in Liber2—j/*-Z-at page L .e and premises conveyed by Clara S. Thorton to the grantors herein by deed dated the 29th day of September, 1951 and recorded in the Suffolk County Clerk's Office on 10-16-1951 in Liber 3277 at page 269. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been inam bered in any way whatever,except as aforesaid. AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- emiion as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purposes a The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
