ALL that certain plot,piece or parcel of land,vvith the buildings and improvements thereon erected,situate,
lying and beings at Peconic, near Nassau Point, Southold Town, Suffolk
County, New York, bounded and described as follows:
BEGINNING at a stake set at the intersection of the easterly line of
Hickory Drive with the northerly line of Mason Drive, being the south—
westerly corner of the premises; and running along said easterly line
of Hickory Drive and along other land of William N. and Harry E. Mason,
north 12° 08' 10" west 349.62 feet to land now or formerly of Petrucci;
thence along said land now or formerly of Petrucci and along the aver-
age center line of a gutter, 2 courses and distances: (1) south 87°
-/ 26' 50" east 284.57 feet; (2) south 760 00' east 110 feet to the ordi-
nary high water mark of Broadwaters; thence along said ordinary high
water mark of Broadwaters the following tie line course and distance:
(1) south 01° 08' 20" west 235.21 feet to the northerly line of Mason
Drive; thence along said northerly line of Mason Drive south 770 51'
50" west 320 feet to the point or place of BEGINNING.
TOGETHER with all the right, title and interest of the party of the
first part, in and to land below high water mark and under the waters
of Broadwaters adjacent to said premises.
SUBJECT to covenants and restrictions of record affecting said premises
as contained in Liber 3578 cp 14.
