HUYLER ELDERD, residing at No. 34 Pletcher Avenue, Valley Stream, New York, party of the first part,and S. HUYLER ELDERD and VERN ELDERD, his wife, residing at No. 34 Fletcher Avenue, Valley Stream, New York, party of the second pat, WITNESSETH,that the party of the first part,inconsideration of Ten ($10.00) - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - - dollars, lawful money of the United States, and other valuable consideration paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or successors and assigns of the party of the second part forever, Art that certain plot,piece or parcel of land,with the buildings and imprmement;thereon erected,situate, lying and beingl at Nassau Point, Southold Town, Suffolk County, New York, comprising on a map entitled ('Amended Map A of Nassau Point” i filed in Suffolk County Clerk's Office as Map No. 156 on August 16, 1922, a part of lot 246, the Island off-shore of lot 246 and certain meadow land in between said Island and lot 246, all more particularly bounded and described as follows: j 1 BEGINNING at a point on the ordinary high water mark of Wunneweta I' Pond about 155 feet southerly along said high water mark adjoining Lot 246, as shown on a map entitled "Amended Map A of Nassau-Point", filed in the Suffolk County Clerk's Office as Map No. 156; said point being South 19 degrees 05 minutes 40 seconds West 176.97 feet from a concrete monument set at the northwesterly corner of Lot 226, as shown on said map and being the northwesterly corner of land con- veyed by James H. Rambo to Arthur H. Fagan; from said point of be- ginning running along said land conveyed to Pagan South 22 degrees 04 minutes 40 seconds West about 157 feet to the ordinary high water ''I mark of said Wunneweta Pond; thence along said ordinary high water mark of Wunneweta Pond, westerly and then northerly and then easterly and then again northerly about 600 feet to an iron pipe set at said '.� ordinary high water mark; thence across said lot 246 and passing through an iron pipe, North 79 degrees 39 minutes 30 seconds East about 200 feet to said ordinary high water mark of Wunneweta Pond; thence southerly along said ordinary high water mark of Wunneweta Pond, 11I about 35 feet to the point or place of beginning. 11 TOGETHER WITH a right of way 16 feet in width over said Lot 246, the SII easterly line of which begins at said concrete monument set at the northwesterly corner of Lot 226, as shown on said map; and runs southerly about 175 feet to a point on the northerly boundary line of the premises near the northeasterly corner thereof. SAID PREMISES being shown on Map of Land surveyed for James H. Rambo at Nassau Point, surveyed December 22, 1952, finally revised June 18, 1953, a copy of which is annexed to a certain deed dated September 22, 1953 and recorded in the Suffolk County Clerk's Office on Sept- ember 24, 1953, in Liber 3584 cp 285. TOGETHER with the easements in common with others over the roads and rights of way laid out on Nassau Point for access and egress to and from public highway. SUBJECT TO covenants and restrictions of record. BEING the same premises conveyed by James H. Rambo to S. Huyler Elderd and Helen Y. Elderd, his wife, by deed dated September 22, 1953 and recorded in the Suffolk County Clerk's Office on September 25, 1953, in Liber 3584 cp 285, the said Helen Y. Eiderd having died a resident of Nassau County, New York, on June 22, 1957.
