BEGINNING at a monument at the intersection of the northerly line
of Dick's Point Road with the westerly line of Pinewood Road; from said
point,of beginning running along said northerly line of Dick's Point Road S.
650 401 10" W. 150.0 feet to a monument and land of Mason; thence along
said land of Mason N. 24019150" W. 100.0 feet; thence along land now or
formerly`of Le Roy S. Reeve N. 650 40' 10" E. 150. 0 feet to said westerly
line,of Pinewood Road; thence along said westerly line of Pinewood Road
S. 240 19' 50" E. 100.0 feet to the point of BEGINNING.
SUBJECT to the following covenants and restrictions:
That not more than one dwelling shall be constructed on the premises for
each 100 feet of road frontage; that any house or bungalow erected or '
maintained shall cost not less than $7, 000.00. and shall be at least 35 feet
back from the front boundary line of the lot, including porch and piazza.
That no outbuildings shall be erected other than the usual garage, and said garage

BEING AND INTENDED TO BE the same premises conveyed to the grantor I
herein by Le Roy S. Reeve, as executor and trustee under the Last
Will and Testament of George H. Fleet, deceased, by deed dated the
18th day of September,- 1959 and recorded in the Suffolk-County
Clerk ' s office on October 15, 1959 in Liber 4708 at page 597.
