New York, and known and designated as Lot 187 on a certain map entitled,
"Amended Map A of Nassau Point, owned by Nassau Point Club Properties,
Inc . , situated in Town of Southold, Long Island, New York, surveyed
June 28, 1922 by Otto W. Van Tuyl, C.E. and Surveyor, Greenport, New
York, and filed in the Office of the County Clerk of Suffolk County,
New York, August 16 , 1922 file no. 156, and a described parcel ad-
joining the above described lot on the Northwest, which said lot and
described parcel when taken together as one parcel are more particularly
bounded and described as follows : -
BEGINNING at the Northerly end of the curve connecting the South-
easterly side of North Pond Road with the Northeasterly side of
Broadwaters Road;
THENCE North 25 degrees 42 minutes 00 seconds East alcng the South-
easterly side of North Pond Road, 165 feet to the ordinary high water
mark of Broadwaters Cove;
THENCE North 59 degrees 27 minutes East along a tie line course
only 61. 90 feet to a point;
THENCE South 62 degrees 02 minutes 40 seconds East, along the
ordinary high water mark of Broadwaters Cove, along a tie line course
only 186 .82 feet to a point;
THENCE South 53 degrees 59 minutes 30 seconds East along the ordinary
high water mark of Broadwaters Cove, along a tie line course only
73.65 feet to the division line between Lots 187 and 186 on the map
above described;
THENCE South 17 degrees 12 minutes 30 seconds West along the last ' `
described division line, 332 feet to the Northeasterly side of Broad-
waters Cove;
THENCE along the Northeasterly side of Broadwaters Road, the follow-
ing two tie line courses only:
1. North 52 degrees 39 minutes West, 108.47 feet;
2. North 42 degrees 11 minutes 50 seconds West, 241.51 feet to the
Southerly end of the curve connecting the Northeasterly side of Broad-
waters Road with the Southeasterly side of North Pond Road;
THENCE Northwesterly along said last mentioned curve, on a tie line
course running North 6 degrees 51 minutes West, 23. 32 feet to the point
or place of BEGINNING,

j TOGETHER with all the right, title and interest of the party of
the first part below high water mark and under waters of Broadwaters
Cove adjacent to said premises.
Burnett F. Tuthill, one of the parties of the first part herein,
acquired title to that portion of the above described premises known
as Lot 187 by deed from Ruth T. Hill and others dated May 15, 1948
and recorded May 24, 1948 in Liber 2829 cp 115 ; Burnett F. Tuthill
and Gladys H. Tuthill, his wife, the parties of the first part herein,
acquired title to the remaining portion of the premises by deed from
Burnett F. Tuthill dated June 6 , 1951 and recorded June 6, 1951 in
Liber 3223 cp 590.
