successors and assigns of the party of the second part forever,
ALL, that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being koalmc at Mattituek, Town of Southold, County of Suffolk
and State of New York, shown and designated as and by the Lot No.
10 on a certain map entitled, "Map of Salt Lake Village" filed in
the Suffolk County Clerk's Office on May 10 , 1940 under Map No.
1310, which said lot is more particularly bounded and described as
follows:
BEGINNING at9a point on the southerly side of Sailor' s ,Needlo
(private) where the division line between lot ' numbered 10 and lot
no. 9 on the above mentioned map intersects the southerly side of
Sailor' s Needle;
Running thence northeasterly along the southerly side of Sailor'
cr" Needle on the arc of a curve bearing to the left having a radius of
160.0 feet , a d stance along said curve 6f' ?8.61 feet ' to the divisio,
line between lot no. 10 and lot no. 11 as shown on the above men-
'tioned map;
Thence South 540 40' 50" East along said last mentioned divi-
sion line 202.68 feet to the Yacht Basin; , ,
Running thence in a general southwesterly direction along the
Yacht Basin, 74 feet more or, less;
Running; thence in a general northwesterly direction still

along the Yacht Basin 100 feet more or less to the division line
between lot no. 10 and lot no. 9 as shown on the above mentioned map;
Thence North 260 31 ' 50" West along said last mentioned division
line , 149.0 feet to the southerly side of Sailor' s Needle , the point
or place of BEGINNING.
TOGETHER with the private boat landing in front of said lot
number 10 as shown on said map.
TOGETHER with an undivided one=twentieth (1/20th) interest of,
in and to so much of lots nos. . 27 and 28 on "Map of Property of Lida
(Bartley; Mattituck, L.1.' , which map was filed' in the Office of the
Clerk of the County . of Suffolk on July 27, 1922 under number '770 , as
are included in th'e""extension of Old Salt Road from the north line of
Salt Lake Village to Salt Lake Lane (sometimes called Rochelle Place) ,
subject to a right of way of other owners of numbered lots on the Map
of Salt Lake Village , and property to the North and West thereof over
the same and together with a right of way over Salt Lake Lane (some-
times called Rochelle Place) to Bay Avenue.
TOGETHER with the right of , ingress and egress between said lot
and Salt Lake Lane (sometimes called Rochelle Place) over the roads
shown on said "Map of Salt Lake Village" to a width of twenty (20)
feet and the extension of Old Salt Road to Salt Lake 'Lane (sometimes
called Rochelle Place) and subject to the right of ingress and egress
granted or that may hereafter be granted to other owners of property
shown on said Map and property to the North and West thereof and
together with a right of way over the path as shown on said map from
Old Salt Road to Salt Lake Village Beach and to the use of said
beach in common with other lot owners for bathing and boating.
TOGETHER with right to use "The Commons" , yacht basin,-Village
Dock and Boat Landing,: and the two. paths leading thereto from the
flag pole circle, and subject to the use of "The Commons" , yacht
basin, Village Dock and. paths in common by any or all owners of
numbered lots shown on said Map of Salt Lake Village and 'owners of
property to the North and West thereof to whom the same may be
granted.
TOGETHER with all the right , title and interest of the seller
of, in and to James Creek in front of or adjoining the premises
above described.
SUBJECT to covenants and restrictions of record affecting said premises.
BEING AND INTENDED k BE the same premises as conveyed by E. P. Thompsoi
to Elmer P. Thompson and Iris Thompson, his wife, by deed dated
December 1967 and recorded in the Suffolk County Clerk' s Office on
December 26, 1967 in Liber 6278 cp 112.
SUBJECT to a mortgage held by Southold Savings Bank dated March 30,1968
in the amount of $20,000.00 and recorded in the Suffolk County Clerk' s
Office on April 2, 1968,in Liber 5354 cp 229 and on which said mortgage
there is now due and owing the principal sum of $19,200.52 and interest,
and which said mortgage the parties of the second part agree to assume
and pay.
