Van Rayl, C. E., and Surveyor, Greenport, New York,' " and filed in the office of the County Clerk of Suffolk County on August 16th, 1922 as Map No. 156, which said portion is more a particularly bounded and described as follows: BEGINNING at a point on the Northerly Line of Lot No. 161 (Southerly line of Lot No. 162), distant 170 feet Westerly from the intersection of the Northerly line of Lot No. 161 (Southerly line of Lot No. 162), with the Westerly side of Nassau Point Road; RUNNING THENCE Southerly parallel to Nassau Point Road and at right angles to the Northern line of Lot 161, 100 feet to the Southerly line of Lot 161. TSOCE Westerly along the Southerly line of Lot No. 161, 210 feet to the Fasterly side of Wunnewetta Road; THEME Northerly along an irregular curve on the Easterly side of Wunnevetta Road 137.30 feet to the intersection of the Westerly end of the Northern line of Lot No. 161, with the Easterly side of Wunnewetta Road; THENCE Easterly along the Northerly line of Lot No. 161, 115 feet to the point or place of BEGINNING. Subject to covenants, easements and restrictions of record. It is speciftally understood and agreed that the parties of the second part may not at any time erect a residence or dwelling house on the subject premises in ac- cordance with the Nassau Point Club Properties, Inc., restrictive covenant which prohibits the erection of more than one house on Lot No. 161. This covenant shall survive the delivery of the Deed and run with the land. TOGETHER with all right,title and interest,if any, of the party of the first part of, in and to any streets and roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtemincell and all the estate and rights of the party of the first part in and to said premises; TO HAVK AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lie Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
