both residing at 41 Galloping Hill Road, Basking Ridge, New Jersey

WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second pare,the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected, situate,
lying and being i oche at Mattituck, in the Town of Southold, County of
Suffolk and State of New York, bounded and described as follows:
BEGINNING at a concrete monument set in the northerly line
'of" Middle Road at the corner formed by the intersection of the
northerly line of Middle Road and the easterly line of land of
William Satterly, being the southwesterly corner of premises herein
described; thence running North 20 degrees 15 minutes West, 204.07
feet along the easterly side of land of William Satterly to a
concrete monument at the northwesterly corner of land herein de-
scribed, running thence North 70 degrees 42 minutes East 183.78
feet along land formerly of J. M. Lupton & Son, Inc., now of Martin
Sidor, to a concrete monument forming the northeasterly corner of
premises herein described; running thence South 20 degrees 12
minutes East, 223.74 feet along land now or formerly of J. M.
Lupton & Son, Inc. to a concrete monument on the north side of
Middle Road forming the southeasterly corner of premises herein
described; running thence along the northerly line of Middle Road,
South 76 degrees 54 minutes West 181.60 feet to a point; and thence
still along the northerly line of Middle Road South 71 degrees
52 minutes West, 3.40 feet to the point or place of BEGINNING.
SUBJECT to a mortgage held by Riverhead Savings Bank.
SUBJECT to the purchase money mortgage of $22,500.00.
