BETWEEN JOHN H. OLSON, residing at Cutcogue, Town of Southold, County
of Suffolk and State of New York, being the same person as the grantee in deed
dated April 22, 1959 and recorded April 27, 1959 in Liber 4617 of Conveyances
at Page 300 in the Office of the Clerk of Suffolk County,

party of the first part, and VALENTINE W. STYPE, residing"at Cutchogue, Town
of Southold, County of Suffolk and State of New York,

WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and beingx at Cutchogue, Town of Southold, Suffolk County, New York,
bounded and described as follows:
BEGINNING at a point on the northerly side of the Main Road, at the
southwesterly corner of the premises herein described adjoining land of The
New York Telephone Company; running thence North 42 degrees 15 minutes
West along said land of The New York Telephone Company through a concrete
monument placed one foot northerly of the northerly line of said Main Road,
100 feet; thence South 37 degrees 47 minutes West 50 feet along said land of The
New York Telephone Company to a concrete monument and land of Isabelle
Samohel; running thence North 41 degrees 57 minutes 50 seconds West along
said land of Samohel 207. 92 feet to a concrete monument and land of Cutchogue
Common School District No. 12, Town of Southold; running thence North 46
degrees 28 minutes 40 seconds East along said land of Cutchogue Common
School District No. 12, Town of Southold 123. 76 feet to a concrete monument
and other land of Wickham; running thence South 48 degrees 45 minutes 10
seconds East along said land of Wickham, 280. 54 feet to a concrete monument
and the northerly line of the Main Road; running thence along the northerly
line of the Main Road 2 courses and distances as follows: 1 - South 30 degrees
20 minutes 40 seconds West 33. 47 feet; thence 2 - South 37 degrees 47 minutes
West 76. 53 feet to the point or place of beginning.
TOGETI ILR with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; 'TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first pant covenants that the party of the first Part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien.Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
