THIS INDENTURE, made on the 24th day of April, nineteen hundred and ninety two between:

WITNESSETH, that the Grantor, in consideration of Ten Dollars and other valuable consideration
paid by the Grantee, does hereby grant and release unto the Grantee, the heirs or successors and

assigns of the Grantee forever:,
f ' All of Grantor's interest in and to that certain plot, piece or parcel of land, with the buildings and
improvements erected thereon situate, lying and being in the Town of Southold, County of Suffolk
and State of New York, known and designated as Lot Number 34 on a certain map entitled, "Map of
�WO Leeward Acres at Bayview" filed in the office of the Clerk of the'County of Suffolk on June 4, 1971
as map number 5599, said lot being bounded and described as follows:
619 M BEGINNING at a point on the northeasterly side of the Leeward Drive, said point
M being distant 766.08 feet northwesterly from the cut off at Topsail Lane;
THENCE from said point of beginning along the northerly side of L ar Drive, on the arc of a

THENCE south 73 degrees 2 minutes 50 seconds east, 228.00 feet,to a point;

Being and intended to be the same premises conveyed to the Grantor herein by
Joseph Lakatos & Barbara A. Lakatos by a deed dated July 25, 1985 and recorded in Liber 9844 cp
-± iC\C J -d 214 on August 5, 1985 in the office of the Clerk of the County of Suffolk.
TOGETHER with all right, title and interest, if any, of the Grantor in and to any streets and roads
abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the Grantor in and to said
premises,
TO HAVE AND TO HOLD the premises herein granted unto Grantee, the heirs or successors and
assigns of the Grantee forever.
AND the Grantor covenants that the Grantor has not done or suffered anything whereby the said
premises have been encumbered in any way whatever, except as aforesaid, and that the said premise
are not subject to a credit line mortgage.
AND the Grantor, in compliance with Section 13 of the Lien Law, covenants that the Grantor will
receive the consideration for this conveyance and will hold the right to receive such consideration as
a trust fund to be applied first for the purppse„tlft.paying l.he cost of the improvement and will apply
the same first to the payment of the cost of Chel9mprQveinent'�i�fore using any part of the total of th
same for any purpose.
