BEGINNING at the northeast corner of premises herein;, said point
being distant 273.27 feet as measured along the westerly line of
land now or formerly of Terry Estates on a bearing of South 4' 36'
20" East from a monument set on the southerly side of Mill Road;
running thence from said point of beginning, still along said land
of Terry Estates, South 4° 36' 20" East 94.28 feet to the ordinary
high water mark-of Mattituck Creek; running thence along the ordi-
nary high water mark of Mattituck Creek in a westerly direction for
a distance of 230 feet, more or less, to the southwest corner of
land to be conveyed to C. A. King; running thence along said land
the following threg courses and distances: (1) North 79° 00' East
