The conveyance herein is subject to a certain purchase mPhilomena mortgage executed by the above-named Edward B. Kiernan, M. Kiernan, his wife, Eugene F. Kiernan and Stella Kiernan, his wife, and Ann Townsend, in the amount of $12,500.00 simultaneously with said deed recorded in Liber 5567 cp 92 and recorded simultan- eously therewith in Liber 4405 of Mortgages at Page 175 to said Andrew Tafuri and Louise Tafuri, his wife, which mortgage is dated June 18, 1964 and on which mortgage there is now due the sum eOfannum with interest thereon at the rate of 6% p from and that the grantees herein hereby assume and "covenant to pay such mortgage debt and interest as part of the consideration for this conveyance.
