THIS INDENTURE, made the 1st day of August nineteen hundred and sixty—nine

residing at RFD #172, Cutchogue, New York,
v party of the first part, and GRAPHIC -ARTS MANAGEMENT CORP., a New York

at 10 East 40th Street, New York, New York,
party of the second.part,
WITNESSETH,that the party of the firstpart,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, situate,

BEGINNING at a point on the northwesterly side of Oregon (not►th)
Road distant 4800 feet more or less southwesterly from 11]A9N garner
formed by the intersection of the northwesterly side of dr®gen
Road and the westerly aide of Duck Pond Road, said pointi,�tiso
being 1.26 feet southwesterly from a Road Monument on the notlth-
westerly side of said Oregon Road and also being the intersection
of the northeasterly corner of 'premises herein described and the
southwesterly corner of the land now or formerly of Anton Berkoski;
and from said point of beginning running thence South 51 degrees 45
minutes 30 seconds West 398.74 feet along the northwesterly side of
Oregon Road to the land formerly of Oregon Lecture Co.; thence North
39 degrees 20 minutes 30 seconds west along the last mentioned land
and land now or formerly of Martin Fillo, 4295.0 feet to the Long
Island Sound; thence northeasterly along Long Island Sound, the tie
line of which runs North 53 degrees 21 minutes East 338.12 feet to the
land now or formerly of Anton Berkoski; thence running along the last
mentioned land the following (3) three courses and distances :
(1) South 40 degrees 09 minutes 00 seconds East 1610.0 feet;
(2 ) South40 degrees 04 minutes 30 seconds East 1230.06 feet;
(3) South 40 degrees 14 minutes 00 seconds East 11}!{.7.24 feet to the
northwesterly side of Oregon Road at the point or place of BEGINNING.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party o;
dile first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a taut fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
