BEGINNING at a monument on the northeasterly line of Stillwater
Avenue , 807. 75 feet southeasterly along said northeasterly line from
the Main Road; from said point of beginning running along land conveyed
or about to be conveyed by the party of the first part to Barbara Jones ,
North 43 degrees 40 minutes 30 seconds East, a distance of 221. 04 feet
to a monument and land of Orlowski; thence along said land of Orlowski,
South 31 degrees 25 minutes 30 seconds East, a distance of 153 .82 feet;
thence along land of the party of the first part, South 43 degrees 40
minutes 30 seconds West, a distance of 201.47 feet to said northeast-
erly line of Stillwater Avenue ; thence along said northeasterly line,
North 38 degrees 40 minutes 00 seconds West, a distance of 150. 0 feet
to the point of beginning.
SUBJECT to the following covenants and restrictions :
1. Only one dwelling house shall be erected on said premises and same
shall cost not less than $20, 000. 00.
2 . There shall be no occupancy of said premises until a Certificate
of Occupancy has been issued by the Town of Southold.
