All that certain plot, piece or parcel of land, with the build-
ings and improvements thereon erected, situate, lying and being in
Salt Lake Village, Mattituck, Long Island, in the Town of Southhold,
County of Suffolk and State of New York, bounded and described as
follows:-
BEGINNING at a point on the westerly side of Old Salt Road,
as shown on Map of Salt Lake Village, Mattituck, Long Island"
prepared by Otto H. Van Tuyl, C. E., filed in the Suffolk County
Clerk's Office May 10, 1940 as map number 1310, distant 288 feet
southerly from the center of the monument at the intersection of
said westerly side of Old Salt Road with the northerly boundary
line of Salt Lake Village; running thence westerly at right angles
to Old Salt Road, along the southerly boundary of property owned
by Kiendl' 162.16 feet; running thence southerly along boundary
line of property owned by "Brickell" a distance of 36.23 feet to
y the northerly boundary of property of Edward N. Richards; running
thence easterly along said boundary line 161.57 feet to the westerly
side of Old Salt Road; thence northerly along the westerly side of
Old Salt Road 37.20 feet to the southerly boundary line of property

BEING a portion of the premises conveyed by Emma S. Richards
and The Fraward Corporation, Inc. to Rosina J. Richards, now
deceased, by deed dated April 30th, 1942 and recorded in the
office of the Clerk of Suffolk County, in liber 2231 of Deeds,
page 515. That Rosina J. Richards died testate a resident of
Queens County, New York on January 31st, 1964 and this deed is
being made as part of the settlement of her estate.
The aforesaid parcels #1 and #2 are conveyed subject to
covenants and restrictions contained in prior instruments of
record and together with rights of ingress and egress privileges,
rights of way and easements contained in deed from Emma S. Richards
to Rosina J. Richards, dated April 30th, 1942, recorded in the
Suffolk County Clerk's Office in liber 2231, page 515.
