WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or
sdccessors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State
of New York, bounded and described as follows:
BEGINNING at a point on the easterly line of a 50 foot Public
Road known as "Sunnyside Road" , 85. 39 feet northerly along said
easterly line from the northerly line of said "Sunnyside Road";
said point of beginning being the northwesterly corner of land
now or formerly of 'Betty Grattan; from said point of beginning
running along said easterly line of "Sunnyside Road" , North
28 degrees 35 minutes 30 seconds West 74. 90 feet to land of
Rutkoski or Campbell; thence along said land of Rutkowski or
Campbell, North 68 degrees 53 minutes 10 seconds East -75. 06
feet; thence along land of Daniel R. Grattan and Agnes V. Grattan,
South 23 degrees 06 minutes 00 seconds East - 71 . 95 feet to

TOGETHER with a right of way over said 50 foot Road known as
"Sunnyside Road" from the northwesterly corner of the premises
southerly and then easterly to Horton' s Lane.
i BEING AND INTENDED TO BE the same premises as conveyed to the
party:of the first part by deed dated September 13, 1978 recorded
in the Office of the Suffolk County Clerk on September 13, 1978
in Liber 8497 at page 282.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof,• TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
TAX MAP - premises herein granted unto the party of the second part,the heirs or successors and assigns of the party of the
