MACHINCHICK, residing at 16 West Washington Street, Nanticoke, Pennsylvania, party of the first part, and ANN R. MORGAN, residing at 63 Yenwood Drive, Garden City, New York, party of the second part, WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable con- sideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, 7A]46c�Gi[ei:bxtlLf x�TP �0tk situate, lying and being jKxy4c at Peconic, Town of Southold, County of S and State of New York, being part of Lot No. 385, as shown on map entitled "Map of Section D, Nassau Point Club Properties, Inc. . situated on Nassau Point, Suffolk County, N. Y. ", made by Otto W. Van Tuyl, C.E. and Surveyor, Greenport, N. Y. , March 24, 1926 and filed in the Office of the Clerk of the County of Suffolk, New York, which part of said lot is more fully bounded and described as follows : BEGINNING at a point on the westerly side of Wunneweta Road where the same is intersected by the dividing line between said Lot No. 385 and Lot No. 384, as shown on said Map, and running thence along said dividing line, North 82° 51' West a distance of 155 feet; running thence North 2° 01' West through said Lot No. 385, 100 feet to a point in the dividing line between said Lot No. 385 and Lot No. 386, as shown on said Map; running thence along said dividing line, South 82° 51' East 155 feet to the westerly side of Wunneweta Road; running thence along the westerly side of Wunneweta Road South 20 01' East 100 feet to the point or place of beginning. This property is registered in the name of George J. Machinchick under Certificate of Title No. 40613 in the Office of the Registrar of Suffolk County, such title having been first registered in said Office on September 15, 1943. SUBJECT to covenants, restrictions, easements, reservations and agreements of record, if any, and SUBJECT to any state of facts an accurate survey may show. TOGETHER with all right, title and interest, if any, of the party of the first part in and to anv streets and roads abutting the above described premises to the center lines thereof; '1'OGF;I'HER with th, appurtenances and all the estate and rights of the party of the first part in and to said premises TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered any- thing whereby the said premises have been encumbered in any way whatever, except as aforesaid. i AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
