j WITNESSETH, that the party of the first part, by virtue of the power and authority given in and by said last

ALL hat certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and beingxx at Mattituck, Town of Southold, Suffolk County, New York, more
particularly bounded and described as follov s:
BEGINNING at a point on the northerly side of Ruth Road 291. 50 feet
westerly as measured along the northerly side of Ruth Road, from the westerly end
I Of a curve having a radius of 33. 78 feet and a length of 43. 05 feet which curve
connects the said northerly side of Ruth Road with the westerly side of Luther Road;
r-unning thence along the norther side of Ruth Road, No. 87°11' W. 100 feet; thence
N. 2°491E. 125 feet tothe southerly line of land shown on subdivision "Captin Kidd
Estates, "thence along said last mentioned land S. 87°111E. 100 feet; thence S. 2°
!i 491W. 125 feet to the northerly side of Ruth'Road at the point or place of beginning.
Being the same premiss conveyed to Stavros Basis and Margareta Basis
by Stanley J. Sledzieski and Helen Sledzieski, his wife, by deed dated July 16, 1964
and recorded in the office of the Clerk of Suffolk County, under liber #5585 page 20,
and recorded on July 28th, 1964, and subject to the covenants, conditions, restric-
tions as in said deed contained.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
I roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances,
and also all the estate which the said decedent had at the time of decedent's death in said premises, and also
the estate therein, which the party of the first part has or has power to convey or dispose of,whether individ-
ually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto ;
the party of the second part, the heirs or successors and assigns of the party of the second part forever.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
i the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party' shall be construed as if it read "parties" whenever the sense of this indenture so requires.
