LERRO and RUTH H. LERRO, his wife, both residing at 300 Hayward Avenue, Mt. Vernon, New York, e party of the second part, F' WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, MIMI, situate, g lying and being in the Town of Southold, County of Suffolk and State of New York, known and designated as Lot No. 22, on a certain map LL entitled, "Map of Jackson' s Landing" , filed in the Office of the Clerk of the County of Suffolk on March 28, 1969 as Map No. 5280, being more particularly bounded and described as follows: BEGINNING at a point on the westerly side of Jackson's Landing distant 166.53 feet Northerly from the Northerly end of a curve connecting the Westerly side of Jackson's Landing with the Northerly side of Jackson' s Landing; running thence South 88 degrees 34 minutes 40 seconds West along the Northerly side of Lots 21 and 20 on said map, 225 feet; thence North 15 degrees 16 minutes 40 seconds East along land now or :formerly of Jackson's Landing, Inc. 114.84 feet; thence North 88 degrees 34 minutes 40 seconds East along the Southerly side of Lot 23 on said map, 192 feet to the Westerly side of Jackson's Landing and thence South 1 degree 25 minutes 20 seconds East, along the Westerly side of Jackson's Landing 110 feet to the point or place of BEGINNING. SUBJECT to covenants and restrictions filed in the office of the Clerk of Suffolk County at Liber 6532 of Deeds, Page 19. SUBJECT to easement filed in the office of the Clerk of Suffolk County at Liber 6622 of Deeds, Page 216. TOGETHER with an easement for ingress and egress to the nearest public highway over the roads shown on the subdivision map of Jacson's Landing filed in the office of the Clerk of Suffolk County as Map Number 5280. OGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
