a certain map entitled , "Map of Nassau Farms , " and filed in the
Suffolk. County Clerk 's Office on Marctf 28, 1935, as Map No . 1179,
which said parts of lots when taken together are bounded and
described as follows :

BEGINNING at a point marked by a concrete monument in the south-
erly side of Pine Tree Road distant easterly 200.22 feet from the
corner formed by the intersection of the southerly side of Pine
Tree Road and the easterly side of Horton Road ; running thence
along the southerly side of Pine Tree Road North 64 31 ' 201I East
100.05 feet to other land conveyed or about to be conveyed to
Elliott Bernstein and Roslyn Bernstein; thence along said land
conveyed or about to be conveyed to Elliott Bernstein and Roslyn
Bernstein South 23 50' East 212 .56 feet ; thence South 66 21 '
West 100 feet to a concrete monument ; thence North 23 50 ' West
209 .37 feet to the southerly side of Pine Tree Road, at the point
or place of beginning.

TOGETHER with all the right, title and interest, if any, of the
party of the first part in and to Pine Tree Road in front of and
abutting said premises to the center line thereof,
a SUBJECT TO THE FOLLOWING COVENANTS ANT) RFSTRICTIO_NS :
1. Said premises sh- 11 be used for residential purposes only .
2. There shall be only one dwelling house erected or maintained
on this lot and the lot to which it is to be joined having
a total frontage of 200 feet .
3. No building or other structure shall be erected or maintained
on said premises within 60 feet from the southerly side of
Pine Tree Road .
SUBJECT to any existing easement granted to the Long Island Lighting
