New York
party of the first part, and
WILLIAM DROSKOSKI , residing at 7720 Soundview Avenue, Southold, New
York and DEFRIEST, residing at 2305 Glen Road, Southold,
New York
party of the second part,
WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,

lying and being in theVillage and Town of Southold, County of Suffolk and
State'of New York and being more fully described as follows:
BEGINNING at a point on the easterly side of North Road, C.R. 48
(also known as Middle Road) where same is intersected by land now or
formerly'of Pudge Corp. ; said point also lying approximately 1162.7
feet< southerly from the westerly most end of a line connecting the
westerly side of Tucker Lane with the easterly side of North Road,
as measured along the easterly side of North Road;
i THENCE- south 34 degrees 40 minutes 30 seconds east along land now or
formerly of Pudge Corp. 821.75 feet to land now or formerly of David
Mudd;
THENCE south 33 degrees 19 minutes 40 seconds west along land norf or

SAID PREMISES being and intended to be the same premises conveyed to
Clement J. Charnews by deed of John Charnews, as surviving tenant by
the;,entirety dated, October 16, 1975 and recorded in the Office of
the: Cfierk of Suffolk on June 3,1976 in Liber 8044, Page 103.

TOGETHER with all right, title and interest,if any,of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
TAX MAP premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the
DESIGNATION secon&partforever.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
Sec. 59 whereby the said premises have been encumbered in any way whatever, except as aforesaid.

first part"Will receive the consideration for this conveyance and will hold the right to receive such consideration
