Upon request from the law firm of Scheinberg, Wolf, Lapham,
De Petris and Pruzausky, Riverhead, New York, for a Pre-
Existing Certificate of Occupancy, I made an inspection of
this two story framed dwelling. i was admitted to building
by Ann Andruski who accompanied me during this inspection
which began at approximately 10:15 A.M.
The first floor consists of a kitchen, bathroom, bedroom,
living room, laundry room and front entry hall containing
stairway to second floor.
The second floor has four bedrooms and hallway containing
secondary stairway leading to first floor kitchen. Building
is constructed on masonry foundation with divided partial
full cellar, each having separate exterior entries on east and
west side of building; balance of foundation is crawl space.
Accessory building consists of a large barn, two garages,
and three storage buildings.
The following violations of The Housing Code, Chapter 52,
Town of Southold, were found:
Kitchen, combination kerosene space heater, and gas
cooking range - no shutoff valve for gas range.
(Article V, Section 52-52 B.2).
Bathroom,floor the covering - joints open and tiles
curling up. (Article III, Section 52-32 D).
Bedroom, northwest side, outside entry, no means of
controlling light in room on entry. (Article V,
Section 52-56 B.2).

Secondary stairs from second floor to first floor,
no means of controlling light for safe ascent
and descent. (Article II, Section 52-26 B-3).
Cellar - west side, wood doors deteriorating. (Article
III, Section 52-30 A.
Foundation on west side of cellar - opening between sill
and foundation wall (Article III, Section 52-31 A).
Cellar - east side, entry door deteriorating and broken
at hinge. (Article III, Section 52-30 A).
Hotwater heater, gas fired, no shutoff valve at unit.
Article V, Section 52-52 B.2).
Smoke stack for gas hot water heater terminates in
cellar. (Article V, Section 52-53 H.3).
Exterior
Chimney on south end of building - bricks missing at
top and bricks require pointing. (Art. V, Sec.
52-54 A.1.)
Roof - Asphalt shingles deteriorating. (Art. III, Sec.
52-31 C.)
Heating - space heaters, one in kitchen, one in living
room, insufficient for heating complete dwelling.
(Article V, Sec. 52-53 A.1.)
Accessory Structure
One ~u
ding in rear yard deteriorating, roof partially
gone and siding missing.(Article III, Section 52-30 C
and Article VI, Section 52-62 B).
General condition of interior and exterior of dwelling is
unclean, unkept. Garbage and refuse is overflowing containers
located next to the accessory building on the east side of the
property. Garbage and refuse has been deposited on grounds in this
area. Tenant reports presence of rats and mice in cellar and
buildings on premises. (Art. VII, Sec. B.C.E.F.)
