WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in thqtt Southold, in the Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a point on the northerly line of Jockey Creek Drive at the south-
westerly corner of land of the party of the first part, said point being 191.75•
feet along said line of Jockey Creek Drive from the westerly line of Oaklawn Avenue;
from said point of beginning running along said northerly line of Jockey Creek Drive
North 77 degrees 46 minutes 50 seconds West, 220.0 feet;
THENCE along land now or formerly of Terry, North 12 degrees 13 minutes 10 seconds
East, 222.55 feet;
THENCE along land now or formerly of Baker, South 70 degrees 30 minutes East, 60.62
feet to a monument and the northwesterly corner of other land of said party of the
first part;
RUNNING THENCE along said land the following two courses and distances:

(2) South 82 degrees 32 minutes East, 50.0 feet;
THENCE along said land of the party of the first part and said land of Graves,
South 13 degrees 17 minutes 30 seconds East, 140.12 feet to the point or place

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the
