BEGINNING at a monument on the southerly side of a certain right of
way distant 346.7 feet on a course south 78 degrees 25 feet west and i
an additional 13.5 feet on a course south 64 degrees 17 feet west, _
making a total of 360 .2 feet from the northwesterly corner of certain
lands conveyed by Leone D. Howell to Fred M. Jones by deed dated
April 15, 1926, and corrected by another deed dated December 15, 1927;
THENCE south 6 degrees 09 minutes west, 180.8 feet to a monument set in i
a bulkhead line; THENCE south 64 degrees 17 feet west, along said
bulkhead line 50 feet; THENCE north 6 degrees 9 minutes east, 180.8
feet to the southerly side of said right of way; THENCE along the
southerly side of said right of way north 64 degrees 17 minutes east
50 feet to the point or place of beginning. !
Together with the right of way of a strip of land 30 feet wide lying
just north of the lot herein conveyed, the south line of which right ;
of way extends from the northwest corner of the land herein conveyed
on a course 64 degrees 17 minutes east for 63.5 feet; THENCE north 78
degrees 25 minutes east to the northwesterly corner of lands conveyed to i
Fred M. Jones by corrected deed dated December 15, 1927; THENCE con- `3I
tinuing on a course north 70 degrees east to the northeasterly corner
of land conveyed by Leone D. Howell to Bry..nt S. Conklin by deed
dated April 15 , 1926 at which point said right of way connects with
another right of way 25 feet wide running northerly 'to-New Suffolk

BEGINNING at a point on the southerly line of a 30 foot r ght of way
at the northeasterly corner of land of the party of the second part 1
and running thence along the southerly line of said 30 foot right of I
way, north 64 degrees 14 minutes east 13.4 feet; THENCE still along
said right of way north 76 degrees 35 minutes 40 seconds east 1.6 feet;
THENCE along land of Tufano-Grilli south 6 degrees 05 minutes 40
seconds west 180 feet more or less, to a bulkhead at ordinary high

water line of Peconic Bay; THENCE southwesterly along the last
described line 15 feet to the southeasterly corner of said land of
the party of the second part; THENCE along the last described land,
north 6 degrees 02 minutes 50 seconds east 180 feet, more or less,
to the point of beginning.
TOGETHER with all the land lying between the east and west boundary
lines extended from the bulkhead line to the high water mark of
Peconic Bay.
TOGETHER with a right of way over a strip of land 30 feet wide just'
north of the lot herein conveyed, the southerly line of which right
of way extends from the northwest corner of the lot herein conveyed
on a course north 64 degrees 14 minutes east for 13.4 feet; THENCE
continuing on a course north 76 degrees 35 minutes 40 seconds east
to the northwesterly corner of land conveyed to' Fred M. Jones. by
deed dated December 15th, 1927; THENCE continuing on a course north
70 degrees 0 minutes east to the northeasterly corner of land 'con-u
veyed by the parties of the first part to Bryant S. Conklin by deed
dated April 15, 1926 and THENCE northerly over another right of way
25 feet wide extending from the southerly side of the first right
of way to New Suffolk Avenuq .
The last mentioned right of way was established by agreement between
George B. Reeve, Florence B. Reeve and Phebe M. Hollister and recorded
September 5th, 1907 in the Office of the Clerk of Suffolk County in '
Liber 629 of Deeds at Page 168.
It is understood and agreed that the rights herein given under the
last mentioned right of way shall not extend south of the south line
of the first described right of way.
SUBJECT to zoning regulations and ordinances and building restrictions
and regulations of the City, Town or Village in which the premises lie.
SUBJECT to any state of facts an accurate survey may show.
SUBJECT to easements, covenants, agreements and restrictions '-of record
affecting said premises, if any.
The first of the aforesaid parcels being th..t conveyed to
Raymond V. Cahill and Mary K. Cahill, his wife, by deed dated
July 31, 10.58 and record in tneOff'ice of the Clerk of Suffolk County
on August 4, 1958 at Liber 4454 at Page 534 and the second of such
o reels being the same as that conveyed to Raymond V. Cahill and
Mary K. Cahill by deed dated April 11, 1.960 and recorded in the Office
of the Clerk of Suffolk County on June 28, 1960 in Liber 4832 at Page
141.
SUBJECT to a purenase money mortgage in the sum of $12,500, executed
simultaneously herewith, as reduced .
