THIS INDENTURE, made the 6th day of July, , nineteen hundred and Seventy-one,

party of the first part, and JAMES SIMMONS and MATTIE SINIMONS, HisWife, both rapid-
ing at No. 114-37 147th Street,South Ozone Park, New York 11436
party of the second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars paid by the party of the second
part, does hereby remise, release and quitclaim unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

New Yibrk, bounded and described asfollows;
B➢GINNING at a monument on the southerly side of Sound Avenue at the north_
west corner of the premises herein described dd3oining land of Long Island Pro-
duce & Fertilizer Co.Inc. on the West; from said point of beginning running
thence along the southerly side of Sound Avenue, two courses and distances as
follows:
1) N. 77 degrees, 5 minutes, 40 seconds East 76.17 feet to a monument;
thence
2) N.77 degrees, 20 minutes,20 seconds East, 91.70 feet to a monument and \
land of Williams; running thence along said land of Williams, South 17 degrees,
' 47 minutes, 10 seconds East, 173.57 feet to a monument and land of the Long
Island Railroad; running thenee along said land of the Long Island Railroad,
\; south 46 degrees, 50 minutes ,40 seconds West, 1104.81 feet to lend of Long
Island Produce & Fertilizer Co..Inc.; running thence along said land of Long
Island Produce & Fertilizer Co.Inc.. three courses and distances as follows:
1) North 16 degrees,6 minutes 30 deconds West ]1{.64 feet to a monument;

thence 2) South 73 degrees, 53 minutes, 30 seconds West 95.80 feet to a monument;
3) North eleven degrees, 44 minutes, 50 seconds West 216.90 feet to the
monument at the point or place of beginning. ,
The premises here ing described being and intended to be the same- described in
a deed dated the 24th day of May,1943, from Elizabeth Jones Corey to Hugh Ford.
recorded in the County Clerk's office of the County of Suffolk, on July 13,19431,
in Liber 2296 of Deeds, at Page 499.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, hereby covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
