RYAN late of the County of Manatee and State of Florida -.s 4 deceased, party of the first part, and PATRICK T. RYAN, residing at 460 Booth Road, Southold; New York party of,the second part, WITNESSETH, that the party of the first part, by virtue of the power and authority given in and by said last will and testamer.:, and in consideration of Ten ($10.00) Dollars and other good and valuable consideration d°llm, paid by the party of the second part, does hereby grant and re!--ase unto the party of the second part, the heirs or successors and assigns of the party of the second part forever,,. ALL that certain plot, piece or parcel of land, with the buildings and im rovements thereon erected, situate, lying and being irlq4fe at Southold, in the Town of Southold, County of Suffolk and State of New York, being more particularly bounded and described as follows: BEGINNING at a monument set at the corner formed by the intersection of the southeasterly side of Sound View Avenue and the northeasterly side of Booth Road; RUNNING- North 42 degrees 51 minutes 00 seconds East along the southeaster) side of Sound View Avenue 100 feet to a monument and land now or formerly of Kroleski; THENCE South 47 degrees 48 minutes 00 seconds East along last mentioned land 160 feet to a monument and land now or formerly of Kramer; THENCE South 42 degrees 51 minutes 00 seconds West along last mentiorigd land 100 feet to a monument and the northeasterly side of Booth Road; THENCE North 47 degrees 48 minutes 00 seconds West along the northeasterly side of Booth Lane 160 feet to the corner at the point or place of BEGINNING. SAID PREMISES being more commonly known as 460 Booth Road, Southold, New York. SAID PREMISES being and intended to be the same premises conveyed to Mignon T. Ryan by deed dated October 30, 1987 and recorded in the Office of the Clerk of the County of Suffolk on November 12, 1987 in Liber 10467, Page 579. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, exc-pt as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of.paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
