lawful money of the United States,and other good and valuable consideration paid
by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
tying and beings at Mattituck, Town of Southold, Suffolk County, and State
of New York, more particularly bounded and described as follows:
BEGINNING at a point on the northerly side of Ruth Road distant
175.60 feet westerly as measured along the northerly side of Ruth Road
from the westerly end of a curve having a radius of 33.78 feet and a
length of 43.05 feet which curve connects the said northerly side of
Ruth Road with the westerly side of Luther Road; running thence along
the northerly side of Ruth Road, North 87° 11' West, 115.90 feet; thence
North 2° 49' East, 125 feet to the southerly line of land shown on sub-
division "Captain Kidd Estate" ; thence along said last mentioned land,
South 87e 11' East, 115.90 feet; thence South 2' 49' West, 125 feet to
the northerly side of Ruth Road at the point or place of BEGINNING.
SUBJECT to covenants and restrictions of record affecting said
premises.
SUBJECT to a mortgage held by Southold Savings Bank, the unpaid
balance of which is $15,883.31 dated January 20,1971, recorded in
Liber 5977 of mortgages at page 247 in the Office of the Suffolk County
Clerk, which mortgage by its' terms was consolidated with an earlier
mortgage recorded in Liber 4379 at page 561.
