party of the first part, and ANNE KOSON,` residing at Saltaire Way, Mattituck,
New York,
party of the second part,
WITNESSETH,that the party of the first part, in consideration of ten dollars paid by the party of the second
part,does hereby remise,release and quitclaim unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
I` ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,situate,
00 lying and being iEXkiK at Mattituck, Town of Southold, Suffolk County, New York,
Mknown and designated as Lot No. 25 on a certain map entitled, "Map of
Subdivision of Saltaire Estates", and filed in the Suffolk County Clerk'=
Office on August 3, 1966 as Map Number 4682.
TOGETHER with the use of the "Right of Way" as shown on said map
for access to Long Island Sound and Lot No. 32 for recreation purposes,
subject to such reasonable rules and regulations as may be imposed by
Casbor, Inc. , its successors and assigns, including a maintenance charge
a not to exceed $15.00 per year unless agreed upon by a majority of the
lot owners on said map.
SUBJECT to covenants and restrictions of record affecting said
premises. ' .
This conveyance is made subject' to a mortgage executed by Richard
E. Oddon and Eileen Oddon, his wife, to The North Fork Bank & Trust Co.
in the sum of $10,000.00 dated January 24,1967 and recorded in the Suf-
folk County Clerk's Office on February 1, 1967 in Liber 5105 of mortgag=
at page 395 and a further mortgage executed by Richard E. Oddon and
Eileen Oddon to The North Fork Bank & Trust Co. in the sum of $5,000.00
dated June 30, 1967 and recorded in the Suffolk County Clerk's Office or
July 13, 1967 in Liber 5184 of mortgages at page 459.

TOGETHER with all right, title and interest,if any, of the party of the first part of,in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part,the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part,in compliance with Section 13 of the Lien Law,hereby covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties"whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first
