BETWEEN THOMAS P. DOUGHERTY, residing at 5 Pennington Drive,
Huntington, New York and A. BENDER, residing at 21 Arista Drive,
Dix Hills, New York,
party of the first part, and JOSEPH G. HATAIER and ANNA T. HAT.AIER, his wife,
residing at 3230 Country Club Road, Bronx, New York 104651
party of the second part,
rt WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable con-

second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain pplot, piece or parcel of land, with the buildings andim rovements thereon erected,
situate, lying and being hK&e$ at East Cutchogue, Town of Spouthold, Suffolk
County, New York, known and designated as and by Lot # 21 on a certain
map entitled, "Map of Moose Cove at East Cutchogue, Town of Southold,
x County of Suffolk, State of New Yorkl' , prepared by Otto W. Van Tuyl &
Son, from surveys completed June 14th, 1960, and filed in the Office
of the Clerk of the County of Suffolk on August 30, 1960 as Map #32309
i which said lot is more particularly bounded and described according

BEGINNING at a point on the Westerly side of Beebe Drive
distant Southerly 500 feet from its intersection with the Southerly
side of Antler Lane, .as measured along the said Westerly side of Beebe
Drive said point of beginning being where the division line between
Lots 21 and 22 intersects the Westerly side of Beebe Drive and from
said point of beginning;
running thence South 31° 441 2011 East along said Westerly
side of Beebe Drive, a distance of 100.00 feet to 'land now or formerly
of William Manning;
thence South 76° 431 40" West along the Northerly side of
said land a distance of 368.00 feet to the Ordinary High Water Mark of
Eugene' s Creek;
thence Northerly along said Ordinary High Water Mark on an
arc of curve subtended by a line bearing North 38° 001 West and length
of 104.42 feet, to Lot 22;
thence North 761 43' > 011 East along the Southerly line of
Lot 22, a distance of 380.00 feet to the Westerly side of Beebe Drive,
at the point or place of BEGINNING, i
Subject to covenants and restrictions contained in Liber
5919 of Deeds, page 40, recorded in the Suffolk County clerk' s office
March 2, 1966,

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets
and roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered any,
thing whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cast of the improvement
and will apply the same first to the payment of the cost of the improvement before using any part of
the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
