WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the lain
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

(~ York, known and designated as part of Lots 269 and 270 on a certain
(J map entitled, "Amended Map A of Nassau Point, owned by Nassau Point
Club Properties, Inc. , situate in the Town of Southold, Long Island,
.New York, surveyed June 28, 1922 by Otto W. Van Tuyl, C. E. and S. ,
Greenport, New York, " and filed in the Office of the Clerk of the
County of Suffoll on August 16, 1922 as Map No. 156, bounded and

:`BEGINNING at a monument -on the irregularly cuved northwesterly
line bf Northwest Loop as widwned, at the point where said North—
westerly line is intersected by the line between Lots '269 and 270
as shown on said "Amended Map A, Nassau Point" , filed in the Sufblk
County Clerk' s Office as Map No. 156 ; from said point of beginning
ruAning; Eoutheesterly:_along' sand_,-uorthwesterly line to a monument
which is South 56 degrees 35 minutes West 36.59 feet from the last
described point; thence through said Lot 270, north 63 degrees 24
minutes 20 seconds West 136.62 feet to a monument; thence through
said Lot 270 and said Lot 269, North 30 degrees 53 minutes 50 sec—
onds East 90.0 feet to a monument on the irregularly curved southwest
erly•.line of Hayvdaters Road ; thence southeasterly along said south—
westerly line to a monument which is South 67 degrees 24 minutes
East 149.54 feet from the last described point; thence southwesterly
along said northwesterly line of Northwest Loop to a monument which
is South 27 degrees 26 minutes West 68.47 feet from the last des-
cribed point to the point orplaceof BEGINNING.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads'abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose. ;
The word "party" shall he construed as if it read."parties" whenever the sense of this indenture so requires.
