3 BEGINNING at a point on that course of the southwesterly line of Olejule Lane
I which,runs North 57° 58' 50" West 50. 0 feet Northwesterly along said course
I from the initial point of said course, being the northwesterly corner of land
s heretofore conveyed by the party of the first part (Julius Zebroski) to William J.
\� Ia Baxter by deed dated February 13, 1951 and the northeasterly corner of the premises
herein described, from said point of beginning;
RUNNING along said land conveyed by Julius Zebroski, to William J. Baxter,
South 38' 34'10" West 218. 60 feet to a point which is 10 feet southwesterly
from the northeasterly edge of a proposed dredged channel;
THENCE in a general northwesterly direction on a line 10 feet southwesterly
from said northeasterly edge of said proposed dredged channel, 125 feet, more
or less;
THENCE along other land of Julius Zebroski, North 53'49100" East 209. 74 feet
to said southwesterly line of Olejule Lane;
THENCE aslong said southwesterly line of Olejule Lane, 2 courses as follows:
(1) South 32° 58'50" East 30. 0 feet; thence (2) South 57°58'50" East 35. 0 feet
to the point or place of BEGINNING.
SUBJECT to any state of facts an accurate survey may show.
SUBJECT to any reservations, restrictions. and easements contained in
instruments of record, if any.
TOGETHER with all right, title and interest, if any, of the party of the East part of, in and to any street and
reads abutting the above-described premises to the center lines thereof; TOGETHER with the ap�tmaon

and all the estate and rights of the party of the first part in and to said premises; TO HA Vff AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or suecraors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lim Law, covenants that the party of
the first part will receive the consideration for this conveyance and will holt: the right to receive aarh consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and wt71 apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
