($10.00) . . . . . . . . . . . . dollars, lawful money of the United States, and other good and valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heir, or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying andbeing$xXx at West Mattituck, in the Town of Southold, County of Suffolk and State of New York, boundedand described as follows: BEGINNING at a point at the southwest corner of the premises herein described which point marks the intersection c£the northerly side of land now or formerly of Reeve with the easterly side of land now or formerly of Kirkup, and RUNNING THENCE North 820 15' East 70. 95 feet along the northerly side of land now or formerly of Reeve to other lands of the parties of the first part herein; THENCE along said other lands of the parties of the first part herein the following two (2) courses and distances : (1) North 70 45' 00" West 166 feet; and (2) North 820 15' 00" East 53 feet to land now or formerly of Helene Holtz and formerly of Whitaker; THENCE along said land now or formerly of Helene Holtz and formerly of Whitaker North 70 45' 00" West 584. 24 feet to the ordinary high water mark of Long Island Sound; THENCE along the ordinary high water mark of Long Island Sound South 85' 15' West 124. 12 feet to land now or formerly of Kirkup; THENCE along said land now or formerly of Kirkup South 7° 45' 00" East 756. 74 feet to the point or place of beginning. TOGETHER with the use of the right-of-way now in use from North Country Road leading from Mattituck to Sound Avenue, West Mattituck, New York, to and from the premises hereinabove described, which right-of-way runs along the easterly line of land now belonging to or formerly belonging to Herbert M. Reeve and wife, curves toward the northwest until it reaches the land hereinabove described subject to any right of record to change the course of said right- of-way by the said Reeves, their heirs or executors. SUBJECT to any state of facts that an accurate survey may show and utility easements of record. BEING AND INTENDED TO BE a part of the same premises conveyed to the parties of the first part by deed from Delight R. Roth dated 12/9/63 and recorded in Suffolk County Clerk' s Office 12/20/63, in Liber 5471, page 88.
