WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable con-
sideration paid by the party of the second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected,

Lot #50 as shown and designated on a certain map entitled, "Map of
Subdivision for Mattituck Estates , Inc . , Mattituck, Town of Southold,
Suffolk County, N.Y. May 5, 1965 , July 19 , 1965 , Alden W. Young,P.E .
and L.S . , N.Y. S . Lic . No. 12845, Riverhead, New York" and filed in the
Office of the Clerk of Suffolk on September 8 , 1965 under File No.
4453 ; which said lot and part of lot are more particularly bounded
and described as follows :
BEGINNING at a point on the Westerly side of Meadow Lane distant
M335 . 73 feet Southerly from the extreme Southerly end of the arc
connecting the Southwesterly side of Cardinal Drive with the Westerly
' I1 side of Meadow Lane ; running thence along the Westerly side of
Meadow Lane South 6 degrees 37 minutes 50 seconds ?Jest 150 Feet to
the dividing line between Lots 48 and 49 as shown and laid out on the
above mentioned map; thence along said dividing line North 83 degrees
22 minutes 10 seconds West 200 feet to laud now or formerly of Miska;
thence along said land , North 6 degrees 37 minutes 50 seconds East

feet to the Westerly side of Meadow Lane the point or place of beginning.

BEING THE SADIE PREMISES conveyed to the grantors herein by Mattituck
Estates , Inc . , by deed dated October 31, 1966 , recorded in Suffolk
County Clerk' s office in Liber 6062 page 387 .
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets
and roads abutting the above described premises to the center lines thereof: TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises;
LJ TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs
en or successors and assigns of the party of the second part forever.
C� AND the party of the first part covenants that the party of the first part has not done or suffered any-
thing whereby the said premises have been encumbered in any way whatever, except as aforesaid.
ua AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
C7 of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement
and will apply the same first to the payment of the cost of the improvement before using any part of
the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
