party of the first part, and EDMUND M. CARROLL and DORIS G. CARROLL, his wife,
residing at 1854 East 51 Street, Brooklyn, New York,
party of the second part,
WITNESSETH, that the party of the first part, by virtue of the power and authority given in and by said last
will and testament, and in consideration of
Six Thousand and no/100 ($6,000.00) - - - - - - - - - - - - -dollars,
paid by the party of the second part, does hereby grant and
release unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever,
ALL that certain plot, piece or parcel of land, situate,

BEGINNING at a concrete monument set on the southerly line
of Landon Road distant 200 feet, westerly as measured along the
southerly line of Southern Cross Road, formerly known as Landon
�,-- Road, from the westerly line of Fleets Neck Road, said monument
being set at the northwesterly corner of lands now or formerly of
Bedell, and
V "' RUNNING THENCE southerly along Bedell' s land and other
land of the Estate of George H. Fleet in a straight line parallel
to the westerly line of Fleets Neck Road 225 feet more or less,
~ to other land of Ralph 0. Williams;
ti THENCE westerly along said other land of Ralph 0. Williams
and land of Mammen 151 feet more or less to a concrete monument;
a THENCE northerly and at right angles to the southerly line
of Southern Cross Road and along other land of Estate of George
H. Fleet 206.9 feet more or less to a concrete monument set on
the southerly side of Landon Road;
THENCE easterly along the southerly side of Southern Cross
Road 150 feet more or less to the point or place of BEGINNING.
TOGETHER with all right,title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof;TOGETHER with the appurtenances,
and also all the estate which the said decedent had at the time of decedent's death in said premises, and also
the estate therein, which the party of the first part has or has power to convey or dispose of,whether individ-
ually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the party of
the first part will receive the consideration for this conveyance and will bold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first
above written.
