THIS INDENTURE, made the 6th day of April nineteen hundred and seventy-one
BETWEEN WILLIAM S. REMINGTON and AUDRAY WEESE REMINGTON, his wife ,
residing at 10 Sawyer Road, Wellesley hills , assac usetts ,
party of the first part, and JOSEPH A. ESQUIROL, JR. and SUSAN F. ESQUIROL,
his wife, residing at 270, Jay Street , Brooklyn, Vew York,

York, bounded and described as follows:
BEGINNING at a point on the southerly side of a right-of-way

from the intersection of the east side of Marratooka Road, and the
south side of a private right-of-way, running from Marratooka Road

to Willis Creek, or Deep Hole Creek, (1) South 71° 39 ' 20" East
250.0 feet ; (2) South 73° 28' 50" East, 468.07 feet to a concrete
monument; (3) North 79° 45 ' 10" East , 600.0 feet , which point or
place of beginning also marks the northwest corner of the premises
hereby conveyed;
RUNNING THENCE North 79° 45 ' 10" East, 100 feet; thence South
10° 14' 50" East 192.7 feet to the ordinary highwater mark of Willis
Creek or Deep Hole Creek; running thence South 74° 43 ' 20" West,
along the ordinary highwater mark of said Creek, 100. 39 feet ; thence
North 10° 14' 50" West, 201. 5 feet to a concrete monument on the
south side of the private right-of-way at the point or place of
BEGINNING.
TOGETHER with all the right , title and interest of the seller

1 of, in and to the waters of Deep Hole Creek (which is also known i
as Gardiner ' s Creek and Willis Creek) and of, in and to the south-
erly one-half of the private road above referred to insofar as it
abuts the above described premises on the north.
TOGETHER with a right-of-way for ingress and egress over the
balance of said private road to Marratooka Road and Deep Hole Creek.
SUBJECT to a right-of-way over said southerly half of said
private road for ingress and egress in favor of other owners of
property on Lupton' s Point.
SUBJECT to a mortgage held by Southold Savings Bank dated
October 28, 1970 in the amount of $8,000.00 and recorded in the
Suffolk County Clerk' s Office on November 4, 1970 in Liber 5919 of
mortgages at page 258, which said mortgage was consolidated with a z
prior mortgage held by Southold Savings Bank, dated November 11 ,
1967 in the amount of $16,000.00 and recorded in the Suffolk County
Clerk ' s Office on November 29, 1967 in Liber 5281 of mortgages at
,page 339, and on which said mortgage there is now due and owing
the principal sum of $21,618.29 and interest , and which said j
mortgage the party of the second part agrees to assume and pay.
