THIS INDENTURE, made the 3rd day of September nineteen hundred and seventy-one
BETWEEN WILLIAM PAUSEWANG and MARGARET PAUSEWANG, his wife,
residing at (no number) Cox Neck Road, Mattituck, New York
party of the first part, and
BILLY J. CARPENTERand CATHLEEN V. CARPENTER, his wife,
residing at 19 Rosemore Avenue, Central Islip, New York
party of the second part,
CO WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heir
( or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land,.with the buildings and improvements thereon erected, situate,

BEGINNIPG at the corner formed by the intersection of the northerly side
of Rosewood Drive with the westerly side of Cox Neck Road as said Drive and
a Road are shown on Map of Rosewood Estates, filed in the Suffolk County Clerk's
Office on January 24, 1969 as Map No, 5240; running thence along the northerly
vl side of Rosewood Drive north 86 degrees 15 minutes 00 seconds west 206, 55 feet
ad to the easterly side of lot 8 as shown on said map 5240; running thence along the
easterly side of said lot 8, north 10 degrees 11 minutes 20 seconds west 189. 08
feet;and north 16 degrees 16 minutes 30 seconds west 15. 94 feet to land now or
formerly of Stanley Sledzieski et al formerly of Luther B. Cox; running thence
along said land the following four courses and distances: (1) south 86 degrees
29 minutes 30 seconds east 260, 54 feet; (2) south 26 degrees 29 minutes 30 seconds
east 17, 32 feet; (3) south 7 degrees 22 minutes 30 seconds west 102. 94 feet;
(4) south 69 degrees 46 minutes 30 seconds east .13. 25 feet to the westerly 'side
of Cox Neck Road; running thence along the westerly side of Cox Neck Road
south 20 degrees 13 minutes 30 seconds west 80 feet to the corner of aforesaid
at point or place of BEGINNING.
The grantors herein are the same persons as the grantees in Deed Liber
3868 cp 556.

TOGETHER with all right,title and interest, if any, of the party of the first part of, in and to any streets and
roads abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances
AND TO
and all the estate and rights of the party of the first part in and to said premises; TO HAVK
HOLD the premises herein granted unto the party of the second part, the heir or successors and assigns of
the party of the second part forever.
AND the party ofthefirst part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the putt' of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the Same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
