WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable con-
sideration paid by the party of the second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon. emted,
situate, lying and beings at or near Mattituek. Inlet, north. of. .the' Village
of Mattituck, in the Town of Southold, County of Suffolk and ,gtata of
New York, and being more particularly bounded and• describe<} 'as' follows :`,
BEGINNING at a point on the center line of a certain 20-foot' right'
of way hereinafter described, 283.90 feet southerly along ao*d canker
line, from the curved southerly line of Naugles Drive, being,.the'south
I corner of land conveyed by Stanley I. Naugles to Bugdin by
deed dated April 12th, 1951, and recorded in the Suffolk County Clerk's
X Sr Office, and the' northwesterly corner of land conveyed by Stanley I. `
Q Naugles to George Moss, by deed dated March 30th, 1953, and recorded
r w, in the Suffolk County Clerk's Office; running thence along said land
of Moss, being also along said center line south 60 20 ' 00" east 200.73
feet to land of Cooper; running thence along said land of Cooper south
780 47 ' 30" west 110.39 feet to land of Husak; running thence along
y said land of Husak, north 60 20 ' 00" west 200.73 feet to said land of
Bugdin; running thence along said land of Bugdin, north 780 47 ' 30"
east 110.39 feet to the point of beginning.
Being the same premises conveyed to the grantors herein by deed
recorded on June 8th, 1955, in Liber 3902 Cp. 402.
SUBJECT to a certain Right of Way between STANLEY I. NAUGT,RS to"
PIO DARIN and THERESA DARIN, his wife, dated 2/16/1955, recorded 6/8/1955-
in Liber 3902 Cp. 402.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets
and roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered any-
thing whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement
and will apply the same first to the payment of the cost of the improvement before using any part of
the total of the same for any other purpose.
The word "party" shall be construed as if it read. "parties" whenever the sense of this indenture so
requires,
