ANDREAE, residing at 35 Lake Avenue, St. James X4161 , New York, 11780-------------------------------- r 'party of the first part, and EDGAR CORNELL and BEBE CORNELL, his wife residing at (No, #)Sound Avenue, Mattituck, New York 1H 52 party of the second part, f (r WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration L^ paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs :^ or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, jlying and being in the Hamlet of Mattituck, Town of Southold, County of Suffolk and State of NGW York, more particularly bounded and described as follows : k BEGINNING at a point on the easterly side of Walnut Place, which f point is situate South 17 degrees 26 minutes 20 seconds East 100 feet from the point of intersection of the southerly side of Sourd Avenue with the said easterly side of Walnut Place and measured along the latter; . and THENCE RUNNING along other premises of the party of the second ' part, North 77 degrees 05 minutes 40 seconds East, 97.70 fpet, ,to land now or formerly of Michel Kleb; THENCE South 18 degrees 48 minutes 00 seconds East, along said land of KIeb -32.07 feet; THENCE along other land of the party of the first part, South 77 degrees 05 minutes 40 seconds West 98. 46 feet, to the easterly side of Walnut Place; THENCE along said easterly side of Walnut Place, North 17 degrees 26 minutes 20 seconds West, 32 feet to the point or place of BEGINNING, This is given to correct the description contained in a certain deed made by Eugene L. Andreae to Northfork Builders, Inc. dated 11/23/1970 recorded 11/27/1970 in Liber 6846 Cp 297; and to confirm title in the grantees herein TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
