THIS INDENTURE,made the 7th day of December , nineteen hundred and seventy-one
BETWEEN JOSEPH MEGYESY and ROSE MARIE MEGYESY, his wife, both residing
at 21-66 33rd Road, Astoria, New York,

party of the first part, and PHILIP A. BROWN and MATTHEW F. LOONEY, both residing
at 5935 Woodbine Street, Brooklyn, New York, as joint tenants with the
right of survivorship and not as teAants in common,
party of the second part,
WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
SJ ALL that certain plot, piece or parcel of land, with the buildings and impmveaten�s thereon erected, sit+ 2te,
lying andbeingAK*x at Peconic, in the Town of Southold, County of Suffolk
and State of New York, more particularly bounded and described as

BEGINNING at a point on the Southeasterly side of Middle Road (C.R. 27
C3 as widened distant Northeasterly 680. 15 feet more or less from the
j extreme Northeasterly end of a curve connecting the Southeasterly side
of Middle Road and the Northerly side of Bridge Lane and which point
of beginning is intended to be the point of intersection of the South-
westerly side of premises now or formerly of M. Zanowski with the
Southeasterly side of Middle Road as widened; running thence along lan
now or formerly of M. Zanowski, South 540 18 ' East 87 .85 feet to a
point and land now or formerly of E. Richter; running thence along 1
now or formerly of E. Richter the following two courses and distance
(1) South 350 42 ' West 150 feet to a point; and
(2) North 540 18 ' West 141.03 feet to a point on the Southeasterly sild
of Middle Road as widened;

(1) Northeasterly along the arc of a curve bearing to the right and
having a radius of 7699.44 feet, a distance of 15 .15 feet to a
point and

and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO

M AND the party of the first part covenants that the party of the first part has not done or suffered anything
i whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
