WITNESSETH, that the patty of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
(~' or successors and assigns of the party of the second part forever,
\ ALL that certain plot, piece or parcel of land, wf!l: the buildings and improvements lheseor. erected, situate,
lying and being in the Town of Southold, County of Suffolk, and State of New York,
known and designated as Lots Nos. 2, 6, 8 and 10 on a certain map entitled
"Map of Northwoods, Cutchogue, Town of Southold, County of Suffolk, New York"
and filed in the Suffolk County Clerk's Office on May 21, 1970 as File #5469.
BEING AND INTENDED TO BE the same premises conveyed to the party of the
first part by deed recorded in Suffolk County Clerk's Office in Liber 6932, Cp 473.
SUBJECT TO - (1) Any state of facts an accurate survey would show. (2) Covenants,
easements, restrictions and agreements of record still in force and effect.
(3) Zoning ordinances of the Town of Southold and all amendments thereto.
The party of the second part has simultaneously herewith executed and delivered
a purchase money mortgage in the sum of $11, 800, intended to be recorded
simultaneously herewith,

O TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
0 and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
m HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of

AND the party of the first part covenants that the party of the first part has not done or suffered anything

the first part will receive the consideration for this conveyance and will hold the right to receive such consid-

the same first to the payment of the cost of the improvement before using any part of the total of the same for
