THIS INDENTURE, made the 16 day of November nineteen hundred and seventy-one
BETWEEN VINCENT E. URICCIIIO and ANNETTE URICCIIIO, his wife, both
residing at RR 1 , Box 180 A, 1destphalia Avenue (no number) Mattituck,
New York,

WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, situate,
lying and being imtkim at Mattituck in the Town of Southold, County of Suffolk
and State of New York, ]mown and designated as lot No. 8 on a certain
map entitled "Map of Bennett' s Pond at mattituck, Town of Southold,
Suffolk Countv, New York" filed in the office of the Clerk of the
County of Suffolk on June 12, 1970 , as Map T 5483.
I' TOGETHER with an undivided one-tenth (1/10th) interest in two strips
of land shown and designated as "Park" on the "Map of Bennett' s Pond"
filed in the office of the Clerk of the County of Suffolk on June 12 ,
1970, as Map No. 5483 . SUBJECT TO a maintenance charge not to exceed
$10 .00 in any one calendar year for the upkeep of said park areas .
TOGETHER WITH a right of way of ingress and egress and for public
utility easements over proposed roads to and from the subject premises
^- Ias shown on the "Map of Bennett's Pond" filed in the office of the
Clerk of the County of Suffolk on June 12 , 1970, as )slap No. 5483 , to
Lt the nearest public highway. The party of the first part reserves the
fee to said proposed roads for the purpose of their dedication to the
Town of Southold as public highways.
SUBJECT TO covenants and restrictions of record.
BEING AND INTENDED TO BE the same premises conveyed to Vincent E.
t� Uricchio and Annette Uricchio by James F. Reeve and John T. Reeve,
by deed dated June 3, 1971, and recorded in the office of the Clerk
of the County of Suffolk on June 7 , 1971 , Liber 6942 , cp 482

and all the estate and rights of the party of the first part to and to, said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
"rl whereby the said premises have been encumbered in any way whatever, except as aforesaid.
�j AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will appy -
the same first to the payment of the cost of the improvement before using any part of the total of the same for =
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
