BEGINNING at a point on the westerly line of Deep Hole Drive distant
202.71 feet southerly from the corner formed by the intersection of
the southerly side of Theresa Drive and the westerly side of Deep
Hole Drive, said point of beginning being the southeasterly corner
of Lot l as shown on "Map of Deep Hole Creek Estates" , filed in the
Suffolk County Clerk 's Office as Map #4256 and from said point of
beginning running southerly, southwesterly and westerly along the
westerly, northwesterly and westerly sides of Deep Hole Drive the
following courses and distances : (1) South 16 degrees 02 minutes
40 seconds West 69.03 feet; (2) Southwesterly along the arc of a
circle bearing to the right having a radius of 97 . 85 feet, a distance
of 137 :68 feet; (3) North 83 degrees 20 minutes 40 seconds West
62. 00 feet to other land now or formerly of Robert E. Hiltz; thence
along the last mentioned land North 06 degrees 39 minutes 20 seconds
East 150 feet to the southerly line of Lot 2 as shown on the afore-
said map; thence along the southerly line of said Lots-1 and 2 on
the aforesaid map South 83 degrees 20 minutes 40 seconds East 169 .80
feet to the .westerly side of Deep Hole Drive at the point or place
of BEGINNING.

the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the paytlteut of the cost of the improvement before using any part of the total of the same for
any other purposp3
