WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, ie or reel of land, with the uildings and improvements thereon erected, situs e,

and State of New York, bounded and described as follows :
BEGINNING at a point on the southerly line of Pike Street distant
57.7 feet easterly from the corner formed by the intersection of the
southerly line of Pike Street with the easterly line of Love Lane; runnjn
thence North 630 45' 40" East along the southerly line of Pike Street,
119.20 feet to land now or .formerly of W. Fiore; thence Soutb. 210 28' 20"
East partly along said last mentioned land and partly along land now or
formerly of the Mattituck Park District, 141.40 feet to land now or form-
erly of Kelsey; thence South 690 04' 10" West along said last mentioned
land, 154.56 feet to the easterly line of Love Lane; thence North 31° 10'
20" West along the easterly line of Lorre Lane 50 feet to land now or form-
erly of Drums; thence along said last mentioned land the following three
courses and distances: (1) North 670 22' 40" East, 55 feet; (2) North
310 25' 40" West, 25 feet; and (3) South 810 00' 14est, 1.45 feet to land
now or formerly of Duryee; and thence North 26° 39' ?Test along said last
entioned land 54.95 feet to the southerly line of Pike Street and the
point or place of BEGINUT1I11G.
SUBJECT to a Terminal Easement Agreement recorded in Liber 6946 cp 196.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part ha's not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
j the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
