W[(NESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and beingAK bnc at Cutchogue, Town of Southold, County of Suffolk and State
of New York, more particularly bounded and described as follo�s:
BEGINNING at the northeasterly corner of Lot No 4, as shown
on a certain map of Beachwood Colony Property, made by Franklin F.
Overton, Surveyor, September 1916, filed in the Office of the Clerk of the
County of Suffolk on the 14th day of February, 1917 as Map No. 727, which
Lot No. 4 is now or formerly owned by Malcolm M. Herr and Helen L. Herr,
and running thence northerly 25 feet along a course representing a prolongation
in a northerly direction of the division line,between Lots No. 4 and 5, as
shown on the aforesaid map; running thence south 740421 west parallel with
the rear line of said Lot No, 4 a distance of 40 feet; running thence southerly
25 feet along a course,representing a prolongation in a northerly direction
of the division line between Lots No. 3 and 4, as shown on the aforesaid map,
i - to the northwesterly corner of said Lot No, 4; and running thence north 74°421

The grantor herein is the 'same person as one of the grantees in the

C TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
G and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
IT HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
I= the party of the second part forever.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
M whereby the said premises have been encumbered in any way whatever, except as aforesaid.
n AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
Vill She first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
